Service Charge Budgets – All service charges are individually priced and calculated on the size of the unit in accordance with the terms of the lease.

Service Charge Management – We take full responsibility for the collection of service charges.  This service incorporates the recovery of arrears and instructing and managing legal action for unpaid charges where appropriate.

Ground Rent Collection – For landlords unable to directly manage the collection of rent we would be happy to undertake this service as part of the service charge.  All ground rent is forwarded directly to the freeholder.

Communal Utility Bills – Where communal utilities such as electricity and water supply a development we will manage the bill(s) by apportioning to the service charge.

Client and Reserve Accounts – Creating and managing these accounts on behalf of the client can be part of our service to you.

Company Secretarial Services – DJC has a long track record of acting as a Company secretary for Residential Management Company (RMC).  This means that DJC will, on yours and the resident’s behalf, submit audited accounts, produce annual returns and deal with any other correspondence to the registrar of Companies.

Accounting Services – Our team can deal with all aspects of preparing and submitting your accounts. In particular we keep detailed records of all transactions relating to the client’s property.  All transactions passing through the clients account are recorded on our computerised system and suitably authorised by our chartered accountant.

Supply Chain Management – All hard and soft facilities management contractors will be sourced, vetted and managed directly by DJC staff.  This will ensure all third parties engaged to undertake work on your property meet industry standards for quality, health and safety and insurance cover.  Although we constantly market test for value for money our current supply chain has changed little from when we first started the business.  As such our relationships with them have grown and strengthened to the benefit of all parties.

Major Works (incl. Section 20 Consultation) – Major works are generally a requirement stated clearly in the lease.  We will oversee the scoping and planning of works, manage the tender and selection process, appoint and manage the selected contractor and project managed the works until completion.  Where section 20 consultation is required we will manage this prior to the major works commencing.  We receive no additional commission for this service.

Site Inspections (incl. Fire Safety Checks) – Site inspections will be carried out and a time frame will be agreed specific to your block, to monitor general appearance, standards of cleanliness, resident activity, external areas and to establish any maintenance requirements.  General Health & Safety issues will be dealt with during the visit and an appropriate programme of fire safety checks will also be included.  A full report will be provided to the client after each inspection.

Lessee Enquiries – Our team of management staff will manage all enquiries from lessees / lessor regarding ongoing maintenance.

Insurance – Administering the appropriate building insurance and where appropriate other insurances including Public Liability and lift insurance.
